Rod Stewart’s Essex mansion has returned to the headlines after reports said his former Epping property is now worth close to £8.5 million, more than double the price he ultimately received when he sold it.
Express UK reported that Sir Rod Stewart and Penny Lancaster bought the six-bedroom residence for more than £4 million and moved in around 2013. However, the couple later left the property to be closer to their sons’ schools.
Rod Stewart put the Epping manor house on the market in 2016 with an asking price of £7.5 million. However, after failing to secure a buyer for several years, he reportedly cut the price sharply.
He eventually sold the property in 2019 for £4.1 million to former footballer Andy Carroll and Billi Mucklow. Reports later said Carroll and Mucklow put the property back on the market after their separation, with an asking price of about £8.5 million.
Builders completed the Grade II-listed home in 1895 and set it within extensive grounds near Epping Forest. The estate includes six bedrooms, panoramic views, a boating lake, landscaped gardens, a tennis court, a swimming pool, and a full-size football pitch. Inside, the property features reception rooms, oak panelling, ornate detailing, a chandelier-fitted kitchen, and en-suite bedrooms overlooking the ground
Sir Rod now lives with Penny Lancaster-Stewart and their two sons, Alastair and Aiden, in a 10-bedroom Grade II-listed mansion near Sawbridgeworth on the Hertfordshire and Essex border. Their current estate is said to cover 46 acres of land and woodland. It includes self-contained cottages, a walled garden, a swimming pool, a football pitch and a croquet lawn.
Sawbridgeworth is described as a quiet historic town with Tudor, Stuart and Georgian-era buildings. Homes in the area sell for an average of £481,288, while detached properties average £704,776. Flats reportedly average £219,445, while semi-detached homes average £481,727. These figures underscore the area’s appeal to buyers seeking historic surroundings and access to the countryside.

The Epping mansion’s reported rise in value has drawn attention because Stewart struggled to sell it at his original asking price. Its later relisting at a much higher figure shows how luxury celebrity homes can return to the spotlight years after changing hands.
